All I can say, I believe the interest rates are doing what they needed to do and that was to slow the economy, which it has successfully achieving. But while many stand back trying to study the market and what it has to offer, others like myself are moving on an taking advantage of the opportunity.
When everyone is scared of what is going to happen next, this is when you should be running at full steam ahead.
Some people will call this an opportunity.
Just remember one thing. If you invest in today’s market, it actually works to your advantage.
How?
Because, obviously if you were to invest in today’s interest rate you will make sure you could comfortably afford it, therefore when the interest rates do DECREASE, (which they will). Then it will work to your advantage by having a lower mortgage payment but yet still with a higher rental return.

Many people have asked me, what I thought about the future of property investment around Australia.
As far as properties are concerned I believe Perth will stay where it is or return slightly, Melbourne will stay where it is but pockets will still pick up in value. Sydney is going to stay put for a little while longer and Brisbane will also stay where it is except for some pockets. Only because of the large number of people relocating to QLD and the developments that are going ahead.

Plus the amount of international money poured into Qld will keep it growing but not at the pace we have experienced for the last few years but you will receive some growth.
The area that I believe has huge future potential with property is the areas on the Gold Coast and other areas around Brisbane. There is so much International money is being invested there, right now the Russians and South Africans are buying big time and you cant hold back the capital growth when the rest of the world also wants a piece of it.

I have always wanted to help people invest in that area as I feel it is one of the best places in the world to live and invest. Especially with all the latest developments going ahead or already developed, plus the type of people investing and buying property there.
This may be a big statement but I personally believe the Gold Coast will be or already is an icon like Monte Carlo or California. It has some of the wealthiest people living and buying holiday homes there, many owners of businesses around Australia reside on the Gold Coast or have a property there. It has the Sun, Surf, Atmosphere and happiness.
Let me tell you a little story about my experience. I lived on the Gold Coast back in the late 80’s and the Gold Coast was a place where all the surfers would go and rent a house with 6 of them living together, do you remember that?
I know because my friend and I rented a small apartment in main beach, where it used to be a pretty rough area back then. Plus you could get a smorgasbord lunch or dinner for $5, most young people where on the Dole and would just surf and enjoy life, there were so many night clubs you could select, yet today many have closed down and more bars and restaurants are apparent.
Prices for property on the GC can reach as far as 20 million beach front, so let me ask you, who are these rich people buying the properties like this.
I’ll tell who they are, they are people with the real cash and huge businesses behind them.
Now the smart investor will invest in these areas and just hold onto the property and let the growth take its course. The opportunity I see is that there are still areas that will feed from the over priced properties and people have no alternative but to move outward into other areas.
